The buyers in those markets are large institutional private equity firms and public REITs with lower cost of capital. That is a fine investment strategy for investors who want institutional-grade exposure. But for passive investors looking at multifamily syndications with individual operators, smaller markets often offer a better fit. Going-in yields are higher, the basis per unit is lower, and returns are driven by operating fundamentals and housing affordability rather than speculative price appreciation. These are markets where the rent-to-income math works for tenants and the cash flow math works for investors.

Market data is refreshed quarterly. The current dataset reflects observations through Q4 2025. Each article displays a "Data as of" badge indicating the vintage of the underlying data.
